Kensington Park - Groveland Conservation District

This district was established in 2024 and is a notable example of a post-war community that reflects the patterns of growth found in Savannah and throughout the nation as the built environment was increasingly shaped by the automobile. The development of the neighborhood began in 1950 on a roughly 160-acre site south of the streetcar neighborhoods that had themselves followed the earlier patterns of development in the Savannah Downtown Historic District.

Kensington Park-Groveland is defined by its distinctive plan which features curvilinear streets and cul-de-sacs which were a notable departure from the established pattern of development found in the City of Savannah up to that point. The neighborhood is defined as well by its collection of houses that were constructed between 1950 and 1968, which are almost all Ranch style on large lots with mature landscaping, including live oak trees. The neighborhood has retained a very high level of historic integrity with approximately ninety-six percent of the houses being listed as contributing structures.

The purpose of the district is to preserve the character of Savannah's older and historic neighborhoods which lack the protection of a local historic district overlay. Proposed demolition of contributing buildings is reviewed by The Planning Commission to ensure historic buildings are preserved and the character of the district is maintained.
